Guest Screening Means Fewer Bad Guests

Smoky Vistas comprehensively screens each and every guest who books your home. We use proprietary technology and processes to review available information to obtain, when possible, occupation, past short-term rental history, criminal history, and more. We set minimum age requirements for rentals, and we never rent to groups larger than the house is capable of accommodating.

We turn away bookings, too. If we’re not comfortable having a renter in our homes, we won’t put them in yours. All of this significantly reduces the risk to your home, so you can rent with us without all the worry.

Rental Insurance Means No Unexpected Repair Bills

Most homeowners worry about what will happen if there is damage during the reservation. That’s why we require each reservation to purchase guest rental insurance which includes:

$1,000,000 for property damage and bodily injury

$10,000 for damage to contents and belongings

No requirement to pursue the guest for damages in most cases

A good guest experience starts with keeping the home in good condition, and we accomplish this through our Better Home Care ProgramTM. After each guest checkout, the home has an assigned Home Care Specialist who walks through the home to review the cleaning and complete both a damage check and inventory checklist for big-ticket items.

We know a lot of companies claim to do this and fail to deliver, so we make the results available to each owner for every reservation.

Dynamic Rate Management Means Higher Total Rental Income

Smoky Vistas’ demand-responsive pricing technology — modeled on hotel revenue management methodology — not only drives higher occupancy, but adjusts daily rates to maximize long-term income while minimizing homeowner risk. And because the market isn’t static, neither are our prices.

We divide the year into 18 pricing periods, and we adjust prices for each period twice a week. During our pricing reviews, we take a look at each home’s performance to account for market fluctuations. We work with each of our owners to set a pricing strategy that aligns with their individual risk and reward preferences.

Rather than listing on one or two platforms, Smoky Vistas broadcasts listings across dozens of vacation rental marketplaces, including Airbnb, HomeAway, VRBO, VacationRentals.com, FlipKey, TripAdvisor, Booking.com, and more to maximize your home’s exposure to travelers.
