A good guest experience starts with keeping the home in good condition, and we accomplish this through our Better Home Care Program™. After each guest checkout, the home has an assigned Home Care Specialist who walks through the home to review the cleaning and complete both a damage check and inventory checklist for big-ticket items. We know a lot of companies claim to do this and fail to deliver, so we make the results available to each owner for every reservation.

Smoky Vistas’ demand-responsive pricing technology — modeled on hotel revenue management methodology — not only drives higher occupancy, but adjusts daily rates to maximize long-term income while minimizing homeowner risk. And because the market isn’t static, neither are our prices. We divide the year into 18 pricing periods, and we adjust prices for each period twice a week. During our pricing reviews, we take a look at each home’s performance to account for market fluctuations. We work with each of our owners to set a pricing strategy that aligns with their individual risk and reward preferences.

Subscription fees, booking fees and credit card fees through these marketing platforms are covered by Smoky Vistas.

Where the average vacation rental manager charges commissions between 35% and 50% with a hefty setup cost, Smoky Vistas only charges 25% and only a one-time $500 setup fee, resulting in substantially more net income for our homeowners. Even our booking fee (charged to guests) is a fraction of what our larger competitors charge.
